The City of College Station is considering changing the zoning classification of some residential properties to help provide more housing options throughout the community and implement the vision outlined in the Comprehensive Plan.
The new zoning district is called MH Middle Housing. The proactive rezonings are being considered in strategic areas to allow private owners, developers, and the market to add needed housing stock in appropriate areas as a neighborhood evolves.
Middle Housing allows smaller lot sizes and various housing types with standards designed to be in scale with and complement existing homes. The district allows small-lot single-family homes, townhouses, courtyard houses, duplexes (2 units), small multiplexes (3-4 units), medium multiplexes (5-12 units), and live-work units. Those are different residential home types that are generally compatible next to one another.
Additional buffer, height protection, and parking standards apply to the larger residential products and on the edges between those areas and those designated for neighborhood conservation.

The city is also hosting a series of identical public meetings throughout June. The sessions include a brief presentation followed by an open house where you can speak with the staff project manager for each area to learn more, ask questions, and express concerns or support.
