5 steps you can take to protect your home and property from the hazards of flooding

Floods pose a significant risk to homes and communities, causing extensive damage and disruption. While some areas are more prone to flooding than others, all homeowners should consider floodproofing their homes to mitigate potential damage.

Dry floodproofing is a method of protecting buildings from floodwaters by sealing the structure to prevent water from entering. As part of Texas Flood Awareness Week, we offer five proactive ways to protect your home and your property:

1. Seal Openings

Begin by sealing all openings in your home's foundation, walls, and doors to prevent water intrusion. Use waterproof sealants, caulking, or weatherstripping to seal gaps and cracks where water could seep through. Install flood shields or barriers around doors and windows to create a watertight seal during a flood.

2. Elevate Utilities

Elevate electrical outlets, switches, appliances, HVAC systems, and other utilities above the base flood elevation to prevent water damage. Consider relocating these components to higher levels of the home or installing them on raised platforms. Ensure that all electrical systems comply with local building codes and safety standards.

3. Waterproof Interior Spaces

Apply waterproof coatings or sealants to interior walls, floors, and ceilings to create a moisture barrier and prevent water penetration. Use waterproof materials such as marine-grade plywood, epoxy sealants, or waterproof membranes in vulnerable areas. Ensure that basements and crawl spaces are adequately waterproofed to prevent groundwater seepage.

4. Landscape Improvements

Modify the landscaping around your home to redirect surface water away from the foundation and raise the ground elevation. Grade the soil away from the building, install swales or French drains to channel water runoff towards the street, and use permeable paving materials to reduce surface runoff. Avoid landscaping features that impede water flow or trap water against your home. Be careful not to make improvements that redirect additional water to your neighbors or block their natural drainage.

5. Secure Valuables and Important Documents

Protect valuables, furniture, and essential documents from potential flood damage. Elevate belongings above the expected flood level or store them in waterproof containers or safes. Make digital copies of essential documents and store them securely in the cloud or on a portable storage device for easy access during and after a flood.
